We offer for sale a wine cellar with a vineyard in a small village called Josefov, near the town of Hodonin, Czech Republic. The area is known as Podluží and is famous for its wine and folklore traditions. It benefits from the warm climate of south-east part of Czech Republic, near the Slovak and Austrian borders and their wine regions.

In Josefov, the most wine cellars are situated in the vineyards only 15 min walk from the village. It is a beautiful and romantic place of tranquility in the neighbourhood of the wine cellar village of Nechory, a popular wine tourist destination. You can enjoy more quiet and private place with all the benefits of lively culture and happenings in a walking-cycling distance or only a short drive away, as well as the village traditional festivities, especially ‘Hody’ with colourful folkloric costumes and music and ‘Vinný košt’ (wine tasting). There is plenty to do and see in the area, starting with the important archeological site in Mikulčice only 15 min drive away and the UNESCO site Lednicko-Valtický areál 30 min away, among many others. There is a woodland 5 min walk which separates two wine-producing villages, Josefov and Starý Podvorov. It is an ideal location for cycling and wandering from village to village between vineyards and fields in this sunny and slightly ondulating landscape.

The wine cellar building consists of the wine cellar itself with permanent temperature of 12 °C. On the ground floor, there is the 'press house' or the work area where grapes are usually pressed and kept for fermentation. There is also an adjacent room for rest and joy with wine and your family or friends. It is a simple room with a long table and two benches which accommodates 6-8 people depending on your comfort needs. It has a traditional fire heater newly installed in 2010 which makes the room nice and toasty on chilly evenings or cold winter days. The property has a connection to public amenities of electricity and water supply. The water is of very good quality and at discounted rate. The building was partially renovated in 2010 and a new bathroom was built. It has a modern natural slate stone flooring and walls, spacious shower corner and a eco toilet designed in Sweden. There is no sewer connection, however the shower has a smart system of water distribution directly into the soil after passing sand filtration. However, only environmentally-friendly products should be used to maintain high ground water quality feeding your grapes. If eco products are used, the sink waste water can be poured directly into the soil eliminating the need for sewer system connection or sewer tank (can be built though). The building has 36 m2 plus there are 275 m2 of surrounding land registered as permanent grassland.

Behind the building, there is a vineyard (734 m2) at the end of its lifespan. The land has all a wine-maker seeks: quality soil and location which protects the vines from frost while other vineyards in the neighbourhood may suffer damage. The slight slope baths the vines in the sun and gives a beautiful view over the surrounding vineyards. The new owner will benefit from having the choice of his/her favourite varieties to plant in place of the existing plants. The land is registered as a vineyard but could be alternatively planted as an orchard or used for other purposes (not registered for housing development).

The property is ideal for further rennovation, with spacious attic ready to be turned into a large open space bedroom or several smaller bedrooms. It is a perfect place to come and spend your holidays or weekends, and could be used also for tourism.
